A security deposit of  £100 per week is required to secure the required dates.


During your rental period it is expected that you follow these rental conditions.

• No damage is done to the property or its contents, beyond normal wear and tear.

• No charges are incurred due to illegal activity.

• All debris, rubbish and discards are placed in rubbish bin, and soiled dishes are placed cleaned.

• All keys are left and unit is left secure.

• All charges accrued during the stay are paid prior to departure.

• No linens are lost or damaged.


We cannot take bookings on the spot or for next day arrivals.  Bookings should be made at least 30 days in advance.  For bookings agreed less than 30 days before arrival the full amount is requested when booking is confirmed.



Confirmation of your booking will be emailed to you with the address of the property and further advice.  If you book a transfer through our website we can give the driver the key to the property for you so you can let yourselves in.  A property manager will meet and greet you at the property the morning after your arrival (usually at 11am).



A thirty (30) day notice is required for cancellation.  Cancellations that are made more than thirty (30) days prior to the arrival date will incur no penalty.  Cancellations or changes that result in a shortened stay that are made within 30 days of the arrival date, forfeit the full advance payment and reservation deposit.  Cancellations or early departure does not warrant a refund of rent.



These properties require a minimum of 3 nights stay.  Longer minimum stays may be required during holiday periods.  If a rental is taken for less than three days, the guests will be charged the three-night rate.  See individual property details for minimum stays.



Rates include a one-time linen and towel setup.  Rates also include a welcome pack of tea, coffee, sugar, milk and drinking water. Water fees are included in the rental rate.  £20 electricity is included in the rates.  Any usage above this amount is charged at 1 TL per unit.  If this is not paid before departure then the amount will be deducted from the security deposit.  We ask for you to please use air conditioners wisely and not to leave them on when you are not at the property.



While linen and bath towels are included in the unit there is no daily maid service.  We suggest you bring beach towels.  We do not permit towels or linen to be taken from the properties.

Any booking obtained under false pretense will be subject to forfeiture of advance payment deposit and/or rental money and the party will not be permitted to check in.



Any exceptions to the policies mentioned above must be approved in writing in advance.



In Cyprus the mineral content in the water is high.  During the hot summer season the tanks may have an odor.  The septic system is very effective, however, it will clog up if improper materials are flushed.  DO NOT FLUSH anything including toilet paper as these will clog up the septic system.



It is your responsibility to take out adequate travel insurance and cover for the duration of your trip. We strongly advise that you take out comprehensive insurance, for all members of your party, which can include cancellation cover, public liability, personal belongings and injury.  These are not covered by the owners insurance.



All our properties are non smoking.


Please enquire through our website enquiry form as to the availability of our listed properties and to book.  The full amount of the property rental is payable 30 days before arrival.  If payment is not made 30 days before arrival, this will be treated as a cancellation.


Booking via Airbnb is preferable for those properties you see to book direct with Airbnb. Booking through Airbnb offers you security and more favourable cancellation terms and no deposit is required. Unfortunately, PayPal is no longer available in Turkey (North Cyprus).  Payments are made into a UK bank account, please contact me for further advise.
